1. Review Your Lease and Move-Out Instructions: Start by carefully reviewing your lease agreement and any move-out guidelines provided by your property management company. These documents will outline essential requirements such as notice periods, cleaning expectations, and any responsibilities related to the condition of both the interior and exterior of the property.

A key principle to keep in mind is this: return the property in the same condition as it was at the beginning of your lease, accounting only for reasonable wear and tear.

2. Professional Cleaning Is Often Required: Most property management companies — including ours — require the rental unit to be professionally cleaned prior to move-out. Additionally, professional carpet cleaning is a standard requirement.

To minimize potential deductions from your deposit, we strongly recommend that tenants leave the property in spotless condition. A well-cleaned unit not only reflects responsible tenancy but can also significantly reduce the final cleaning bill assessed after move-out.

Additional Move-Out Recommendations: To help ensure a smooth transition and maximize the return of your deposit, please also consider the following steps: Remove all personal belongings from the property, including garages, storage areas, and yards. Replace the furnace filter to maintain HVAC efficiency and indoor air quality. Replace any non-working light bulbs and ensure all fixtures are functioning. Return all keys, remotes, and access cards to our office promptly upon vacating the property.

Failure to return keys or complete these basic maintenance tasks can result in unnecessary charges or delays in processing your deposit return.
